nIn the heart of the deepest financial crisis in Sri Lanka, we embarked on an adventure to find the perfect land for our boutique hotel..
With a goal to invest in the perfect property, we spent ten days in July 2022 exploring over 50 plots at the South-Coast of Sri Lanka in Ahangama, immersing ourselves in the diverse local experience.
We explored properties with ocean views, paddy fields, dense jungles, and vibrant plantations. Our property search journey span from sunrise to sunset, navigating through various areas of Ahangama with Tuktuk drivers, brokers (and the ones who want to become one).
Only after half a day we were creating attention in the town with the locals and expats who soon became aware of our investment endeavor.
Being the only tourists in town at this point, we became the talk of Ahangama, with random people in bars and restaurants eagerly inquiring about our land purchase progress. This unusual situation became a good doorway to building a robust local network and gaining valuable insights into how things work in Sri Lanka for the good and the challenging.
Our initial choice was a selected plot which we explored via drone flights and discussed development potential with architects. However, a spontaneous ask about the adjacent land revealed an opportunity we couldn’t resist. Three days of intense negotiations later, we secured a 12,000m2 lush jungle paradise just minutes from the beach, providing an authentic jungle experience.
With a significant drop in tourist travel, real estate prices decreased in mid 2022 due to more supply and very limited demand. This created a favorable environment for us to secure a sizable plot at an attractive price.
Dumi – the previous owner of the land – also needed immediate cash for a medical treatment of his son. (BTW: Over the last 12 month we have established a great relationship with Dumi and his family, exchanging pictures via whatsapp and meeting at his home for freshly picked garden belly juice have become a kind of tradition.)
Another reason for us to buy was the depreciation of the Sri Lankan rupee by 50% against the dollar which presented a unique opportunity (and we have no doubt that the situation will improve).
Believing strongly in Sri Lanka’s potential and particularly the South-coast, we foresee it becoming a hotspot in the long run, comparable to destinations like Siargao, Bali, and the Maldives.
As our journey unfolded, the dream of creating a tropical haven in Ahangama took shape. This project is more than just building a hotel; it’s a passionate endeavor to craft a space where people can unwind, connect, and appreciate life.

Before starting with the architectural work and the design process, we’ve made significant progress with the land development:
Leveraging our years of travel in Ahangama, we built a strong local network, enabling us to connect with the right professionals—from lawyers and accountants to architects—ensuring European standards are met.
Establishing a combination of German and local entities laid the groundwork for the acquisition of land in Sri Lanka, ensuring compliance with legal requirements.
From contracting a local firm for live fencing to hiring a surveyor for contour surveys, we’ve kickstarted the project Weekly design process discussions with architects keep us engaged in every detail.
Our journey into the depths of the Sri Lankan financial crisis has not only positioned us for a promising investment but has also kindled a passion for creating a sanctuary where the sounds of the jungle harmonize with the rhythm of life.
